Meeting called to order at 7:00 p.m. at the Highlands- By- The- Lake Clubhouse.
Financial Report
Jane Butler presented the financial reports for the month of October.
Income for the month of October was $500 for rental of the clubhouse. At the end of September, there was $81,620.20, plus deposit of $500, minus the monthly expenses of $4,078.58 brought the total balance in the checking account to $78,041.66.
There is only one delinquent property owner with liens in place on that property.
New Business
The board voted to raise each property owner’s yearly dues from $1,000.00 to $1,200.00 beginning February 1, 2015.This increase is to help cover the upkeep of our common areas. Our first priority is the painting of the walls and entryway. (See below)
Jeri Thom, a realtor in Lakeland, has listed a house in the neighborhood. The board was notified that she posted one of our resident’s personal gate code (on a home listing she has right now) that was sent out to other realtor’s in Lakeland without the permission of that resident or the board.
It was discussed and agreed upon by the board that No realtor may publish by email or flyers, a gate code to the public for an open house in our neighborhood. During any open house, the realtor must make arrangements to either have it during the time our gates are open, or they may put their cell phone # on the keypad. Any visitor may then call the realtor to be able to get in. No gate code may be posted by the gate keypad.
Complaints have been made about trailers, boats, jet skis being parked in driveways. It was recommended that an email be sent out reminding everyone that our by-laws state that it is not allowed. In addition, yard signs promoting businesses’, political campaigns in property owner’s yards are not allowed.
It was discussed that property owners that have rented out their homes are still required to have their property maintained by being sure it is regularly mowed. If the property is not, the board will hire it out and charge it to the property owner.
Monthly Projects Report:
Painting
Burt of Burt’s Painting came to the meeting and presented his quote for the exterior painting of the wall, gatehouse entrance, clubhouse and any other essential parts. He explained in detail all the prep work that needs to be done to the walls before painting due to the rusting and streaking that is appearing on the walls. His quote included pressure washing all exterior walls, gatehouse, clubhouse, roofs, and sidewalks.
The cost of painting the walls are $33,384.00, the front gatehouse entrance-$4,000.00 and the clubhouse- $4,875.00. He recommended waiting until next year to paint the clubhouse.
The board agreed that we will proceed with the painting of all the walls and the front gatehouse entrance. We will have the clubhouse painted in the year 2016. We scheduled for the painting to begin in January 2015.
Christmas Decorations
Sue Maready revamped the current outdoor decoration before putting them out. She contacted Darren Stone (lighting contractor) and he came out and put all the outdoor lights by the entryway and entrance to the clubhouse.
